“When is the best time to buy or sell a home in Boston?” This is a question I hear a lot, and after over 20 years in real estate, I’ve noticed clear patterns that can help you plan your next move.

Here’s my prediction for Boston real estate over the next five months and what it means for buyers and sellers.

Best months for buyers. The strongest months for buyers are August, September, October, and November. Here’s why:

  • Many Boston renters start new leases on September 1, which means they leave the buyer pool. Fewer competing buyers give you more breathing room.
  • With the school year starting and sports schedules in motion, families are less focused on house hunting.

This is a time when motivated buyers can explore options and negotiate without the usual pressure of high competition.

Best months for sellers. Sellers have a different window of advantage. December through April is the best time to maximize net return. Here’s what makes these months ideal:

  • After Thanksgiving, many homes that didn’t sell are taken off the market, shrinking inventory.
  • Buyer demand remains strong, which strengthens the seller’s position.

Listing during this period can give you a better chance to secure a favorable deal.
